What the estimate includes

The calculation uses the Canadian mortgage convention for monthly payments, qualifies at the higher of contract rate + 2% or 5.25%, includes property taxes and heat, uses 50% of condo fees, and applies the greater of the entered minimum payment or 3% of a credit-card balance. For self-employed applicants, the selected route uses either tax income, owner salary plus an ownership-adjusted share of corporate net income, or supported business cash flow capped at the requested stated income.

GDS(payment + tax + heat + 50% condo) ÷ gross income
TDS(GDS costs + monthly debts) ÷ gross income

Policy foundation

This is a screening and scenario-planning tool, not a mortgage approval, suitability determination, commitment, or promise of funding. Lenders can change policies without notice and may apply lower limits, exceptions, insurer rules, property restrictions, income adjustments, liquidity tests, sliding scales, and document requirements. Rates, fees, rental offsets, mortgage-insurance premiums and provincial tax on premiums are not included in the maximum-mortgage estimate. Verify every recommendation against the current lender portal, rate sheet, underwriter or BDM before advising a borrower or submitting a file.
